More housing, retail and office space is coming to Preston Hollow Village, after changes to the developer’s plans were approved during Wednesday’s city council meeting.

Provident Realty Advisors is overseeing the 42-acre property’s expansion, which includes 1,300 housing units, office and retail space, and a 3-acre park. Construction already is underway on a roughly $165-million, 526-unit luxury apartment community.

The mixed-use development is divided into eight tracts and nestled between Windsor Park, Glen Lakes and The Meadows, so some residents took issue with its high density and increased traffic.  After dozens of meetings with a neighborhood task force, Provident Realty tweaked their plans to quell residents’ complaints.

Changes include:

  • Decreased density on the tract of land (“Tract A”) that borders The Meadows. Instead of constructing 145 town homes, 122 town homes and three-unit flats will be built on the site. A 20-foot landscape buffer, screening wall and lighted path also will separate the development from the neighborhood.
  • Initially, 300,000 square feet of retail and office space would occupy the property. The amount of retail has decreased to 125,000 square feet in exchange for increased office space. An eight or nine-story office building will be located on Walnut Hill Lane, says Jerry Jackson, of Provident Realty.
  • Since there’s almost nothing that Dallas fears more than traffic, several modifications were added to reduce congestion. The median on Walnut Hill Lane, closest to Central Expressway, will be closed off, so drivers won’t cross traffic to access Preston Hollow Village. An exit is being added to the north end of Stone Canyon Road, and an additional roadway will be created. In Tract A, the street will be restricted to residential traffic. There’s other measures being considered, Jackson says, but those require the Texas Department of Transportation’s approval.
