A potential buyer of this property near LBJ and Hillcrest Road wants to change the zoning to a planned development district.

A developer submitted a zoning change request to built multifamily units on a property near Hillcrest Road and LBJ.

The applicant, RD Investment Properties, is a potential buyer of the nearly 7.5 acres. Three office buildings currently sit on the property, which is zoned as a neighborhood office district. RD Investment Properties, represented by law firm Jackson Walker, is requesting a zoning change to planned development district. The current owner of the property is Skyline Pacific Properties, headquartered in San Francisco.

A member of Related Group is listed as the contact on the zoning change application. Related Group has built and managed over 100,000 condominium and apartment residences during its more than 40 years in business.

East of the property, located on Hillcrest Plaza Drive, is the North Dallas branch of the Dallas County Tax Office. To the south and to the north, across the freeway, are single-family homes. More office buildings lie to the west.

“The development has been thoughtfully designed to be compatible with the surrounding uses, and would provide a buffer between the single-family homes to the south and Lyndon B. Johnson Freeway to the north,” according to the application paperwork. “This proposed development will add to the needed housing supply in Dallas.”
